Preserve HOA Membership Meeting

Called to order at 2:00 p.m. (All times EST)

I. Roll Call:

President – Hugh Graham (8333 Preserve Parkway) – Present

Vice President – Dwayne Wisbey (4334 Winding Creek) – Present

Treasurer – Norm Veilleux (4333 Winding Creek) –  Present

Secretary – Seth Gitner (4354 Winding Creek) – Present

Director – Melanie Fortin (4465 Winding Creek) –  Present

II. Approval of past EC minutes

Hugh Graham moves to waive reading and approve the 2014 Preserve HOA meeting minutes.  Approved on voice vote at 2:04 p.m.

IV. New Business

Annual Dues

Lowered the dues to $160 per home, annual dues are used for:

  • Annual Block Party
  • Yard Waste Pickup
  • Annual Dumpsters
  • Lawn Service/Landscaping of common areas
  • Miscellaneous

  • Town tax rate lowest
  • complaints about drainage issues
  • 8304 pond all the way down  
  • Residents would really like the town to look at all of our easements
  • Clean the  easements 
  • Preserve would like our Task force to be involved with engineer 
  • Preserve would like our Retention pond to be “maintained” 
  • Drains in the retention pond – maintenance
  • Marsh says the town added mor money to budget for for overall town drainage issues

Discussion of Directory

The directory has not been produced in many years, any one who is interested in doing it is welcomed to do so.

Terms are Up for Two Board Members

No volunteers for board members. Norm and Dwayne stay on board.

Conversion of association to condo Association

Development law research opinion in conversation homeowner to condo association what effect if anything but taxes  We will look into spending money to look into this. Possibly Find a law firm that does this kind of work. Why? Bachmans Close home values went up but the taxes could go down,  school taxes etc. could go down

Satellite Dish Installation

Please know that satellite dish installation is an addition that must be applied for through the HOA. All of our residents want to maintain that curb appeal that brought us to the Preserve. Planning to attach it to the house or nearby with some beautiful landscaping is all it takes!

Starting an Addition, Pool or other Project?

Please consult the website under the Modifications tab for the proper procedure. There is an Architectural Committee that needs to approve your planned project BEFORE the project can begin. Modifications, additions or alterations undertaken without prior approval by the Board of Directors are subject to removal, at the homeowner’s expense. Above-ground pools are not allowed in the Preserve.
