Autumn is almost upon us, and soon we will all be hibernating for winter. You still have a few weeks until your pools will get covered and winterized, so take advantage of the warm weather while it is here.

Annual Meeting

The 2018 annual meeting of The Preserve Homeowners’ Association, Inc. will take place on Saturday, September 8, 2018, at 2:00 p.m.  All members are urged to attend the meeting in person or by proxy.

The meeting location is: the dead end road next to 4385 Winding Creek Road (please bring chairs!)

In the event of adverse weather, the meeting may be moved to an alternative location or adjourned to a later date.  Notice of any changed location or adjourned date will be posted at the entrances to the neighborhood and will be posted on the Association’s Facebook Group http://goo.gl/ZvIdMA.

If you cannot attend the annual meeting, please complete the proxy form attached to this email or the version with the mailing that each home received regarding the annual meeting.  This proxy helps with attendance requirements and authorizes vote for you, Article II, Section 6 of the Association Bylaws provides that “[a]ll proxies shall be in writing and shall be filed with the Secretary before the meeting at which the same is to be used.”  Therefore, all proxies must be delivered to HOA Secretary Seth Gitner before the annual meeting.  Proxies can be delivered to Seth Gitner at 4354 Winding Creek Road, Manlius, New York 13104.

Annual Block Party

The Home Owners Association will continue the tradition of the annual block party. But NEW this year it will be held in the Preserve behind David Angello’s home at 4345 Winding Creek Road on Saturday, September 8, 2018, immediately following the Annual Meeting.   Just like in year’s past we are having a catered pizza party with “Toss n Fire” Pizza – BYOB, please.  We are asking for even number houses to bring a side dish to share and odd numbered houses to bring a dessert.  Please bring chairs, portable tables to help make The Preserve more enjoyable.

Directions to Block Party

Follow the road between 4329 and 4333 Winding Creek Road better known as the “Second Preserve Field” entrance. 

IMPORTANT!!! Please submit your Reservation and Proxy Vote to Seth Gitner’s mailbox at 4354 Winding Creek by September 6. We cannot hold the meeting without a quorum, so it is essential that we get as many proxies before the meeting as possible.

Fall Clean-Up

Many residents have been putting their recyclable bags out two weeks before the truck comes.  We ask that your brush is put out ONLY on the DAY-OF pickup or the NIGHT BEFORE. Please do not leave your brush out curbside for weeks on-end knowing that you missed that week’s pick-up. Especially as we move into the windy season, we want to keep our neighborhood looking as pristine as possible all year-round.

All brush must be placed curbside or at the edge of pavement in front of each property the night before designated collection day or by 6:00 am the day of your pick-up.  

 

Collection of the brush is to include leaves, vegetation (pumpkin and apples), tree and shrub branches, grass clippings, Christmas trees and other acceptable yard waste. B

 

No materials will be collected in trash cans or plastic bags (they are not recyclable).

 

Bundles of the brush may not be more than 50lbs. each and bundles may not exceed 5 feet in length.

Brush should be tied in bundles with twine or string or placed in brown recyclable yard waste bags, not trash cans. 

If your brush did not get picked up, it probably means that you did not do it right — (the HOA board has no control of the brush requirements). Sometimes lousy weather may inhibit the brush from being picked up on the specified day – when that happens, the hauler usually comes as soon as they can do so.

Dog Walking – This is a frequent topic to cover.  As a conscientious neighbor, please pick up after your dog.  No one needs any extra gifts left in their yard. 

Shared Preserve Areas – As more people use the preserve, it’s more important than ever to keep your dogs on a leash.  There have been multiple issues with Dogs on a leash being attacked by dogs running freely.  It’s a scary scenario, and no one needs any extra veterinarian bills, or worse.  The Town of Pompey has a MANDATORY leash law and licenses are required for dogs. Please keep them on a leash and pick up after them whether it’s on the road or in The Preserve.  

Illegal Dumping

It is unlawful to dump anything, including yard waste anywhere in the Preserve.

 

Speed and Safety in the Neighborhood

We have lots of kids in the neighborhood that might not always look both ways before darting into the road.  Please pay attention to the speed limits and stop signs.  

 

Starting an Addition, Pool or other Project?

Please consult the website under the Modifications tab for the proper procedure. There is an Architectural Committee that needs to approve your planned project BEFORE the project can begin. Modifications, additions or alterations undertaken without prior approval by the Board of Directors are subject to removal, at the homeowner’s expense. Above-ground pools are not allowed in the Preserve. Driveway additions must also be approved by the board.
